Please note:
Under Ohio law, the Seller of real estate must be the legal title holder or an individual who is legally authorized to convey the property, including but not limited to an authorized representative of a corporation, LLC, or trust, an executor or executrix of an estate, or any party otherwise vested with lawful authority to transfer title.
For wholesale transactions only, Ohio law (ORC 5301.95) requires the Wholesaler to provide the Seller with a properly executed Wholesale Disclosure Form before entering into any agreement. A valid, fully executed purchase contract between the Wholesaler and the Seller must also be in place.
Ohio Broker Direct will not accept or activate any wholesale MLS listing unless all required wholesale documents—including the Wholesale Disclosure Form and the executed Wholesaler–Seller purchase contract—are complete, accurate, and submitted in advance.
